Description

In a hamlet at the foot of the Côtes du Couchois vineyards, and very close to a village with shops and amenities, this property enjoys a peaceful setting. It could accommodate a large family and is also suitable for a tourism, business, or equestrian activity.

The house is built over beautiful vaulted cellars. On the garden level, it offers a 52 sq m living room with an open fireplace, plenty of natural light, and access to the terrace; a fitted kitchen; an office; an entrance hall; a master suite opening onto the east-facing terrace with a private bathroom and dressing room; two bedrooms; a shower room; hallways; a WC; a laundry room; a separate entrance; and a large 72 sq m living room with a gallery. Upstairs, there are four bedrooms, two bathrooms (with WCs), a living room, a landing, and a hallway.

A large courtyard in front of the house has two driveways with automatic gates. There is ample parking for several vehicles. It features a well. On the courtyard side, a barn of approximately 100 square meters can be converted or used as a garage. A large terrace at the foot of the various living areas adjoins a wooded park of over one hectare, offering an unobstructed view of the surrounding countryside. Beyond, adjacent meadows (currently rented) could accommodate your horses in the short or medium term on over 4 hectares. There is undeniable potential for developing this land for horses, in a stunningly beautiful, hilly setting. Furthermore, there is already a driveway access to the meadows.

An old kennel, various pathways, a swimming pool, a dovecote, and another outbuilding enhance the grounds.

Original features include: terracotta tile floors, parquet flooring, Comblanchien stone, dormer windows (including engaged, arched, and capucine), dressed stone window and door surrounds, vaulted cellars, stone staircases, a dovecote, French-style ceilings, woodwork, joinery, and fireplaces. This warm and inviting property, ideally located and well-appointed, boasts an attractive exterior and awaits your family, guests, mares, stallions, mustangs, and thoroughbreds.

The department of Saone-et-Loire is in the Bourgogne region, or Burgundy if you prefer. The locals and the French in general refer to this region as Bourgogne, it is only the rest of the world that translates it as Burgundy, so take your pick.

Burgundy comprises the following four departments: Côte-d'Or, Saône-et-Loire, Yonne and Nièvre. Most of the population of Saone-et-Loire department live in the east as this area is much better developed in terms of transport networks and has much more employment. it is not far for people to commute to Lyon which is one of France's biggest cities.

Saone et Loire offers some very diverse landscapes which are a delight to discover: hedged / bocage farmlands, vineyards, woodlands, lakes and ponds will probably seduce most of you. The department also boasts a great heritage in its buildings, Roman villages, vineyards and more.

Bourgogne is one of France's main wine producing areas, that is how you will know it as Burgundy I guess. It is well known for both its red and white wines, mostly made from Pinot noir and Chardonnay grape varieties, although others are used including Aligote, Pinot blanc, Gamay and Sauvignon blanc. The 'wine region' is divided into the Cote-d'Or, where the most expensive and prized Burgundies are found, Beaujolais where the first wines of the season come from on the third Thursday of November each year, Chablis, as well as the Cote Chalonnaise and Macon (try a Macon Village wine, my personal favourite).

The reputation, quality and heritage of the best wines, along with the fact that they are sometimes produced in small quantities, leads to a high demand and in turn high prices, with some Burgundies being ranking amongst the most expensive wines in the world.
