GUEST ACCOMMODATION (Chambre d'Hotes) in Barn Conversion:
Guest lounge (33m2) with large oak and glass treble doors leading out to the front of the property. Full-height ceilings with original oak beams, exposed stone walls, wooden floor, log burner and air-conditioning unit.

Ground floor bedroom (13m2) with wooden floor and beams. En-suite shower room (5.5m2). Tiled floor. Walk-in double shower with sliding glass doors. WC and handbasin. Heated towel rail and a storage cupboard housing a separate water heater.

A carpeted staircase with a storage cupboard underneath leads to a 4th bedroom (14.5m2) with laminate floor, air conditioning unit and en-suite shower room (5m2) with shower cubical, sink, toilet and heated towel rail.

- Outside:
A large hangar, accessed from the kitchen, provides a lovely eating-area.
From the hangar is an entrance into a barn/stable (35m2) with original manger.
A smaller hangar attached to the side of the barn provides a covered area for a car.

The rear garden is private and enclosed. The side of the farmhouse is south-facing. There are various patios to enjoy outdoor dining. There is also a pond, rose garden and flower beds, a working well, and a planted orchard with peach, apple, pear and walnut trees along with an Indian bean tree, and a potting shed.

Attached to the garden is a field of over 2 acres which would be ideal for horses or a smallholding.

The department of Charente is located in the centre-west of France and is part of the Poitou-Charentes region along with Deux Sèvres, Charente Maritime and the Vienne department.

Its name as is often the case comes from the river Charente which snakes through the department. Two local dialects are spoken in the area, Saintongeais in the west and Occitan to the east.

Charente is a thriving department for several reasons, Cognac production is one of the most interesting and profitable industries, the export level of approx. 95% is a success, the consumption in France being only 5% (some say they keep the best 5% in France!).

The department has many typical towns, Angouleme in the south east for example hosts an international festival that attracts hundreds of visitors and is not to be missed.

The region is popular with hikers, bikers and nature lovers who like to discover the woodlands, lakes and streams that are part of this amazing landscape.
