REDUCED in price - A tiny and very cute cottage set in the ramparts of a medieval fortified village, with a walled garden, near the 'Bastide village' of Beauville, Lot et Garonne.
A charming little pied a terre offering characterful and comfortable accommodation for a couple, for holidays. Main entrance (above) is within the walled village off the green and into the beamed kitchen/dining room (20m2) with woodburning stove, tiled floor, exposed stone walls (outer wall 1.25m thick!) and French window out to a breakfast terrace with wisteria over the door. Shower room and WC. On the first floor is the charming living room (25m2) with old oak floor, fireplace (wood burner), beamed ceiling and views to the country and into the village. There is an attic bedroom with a pine floor, which can take 2 beds comfortably, or up to four singles at a push - mind your head!
To the left hand side of the house is a partly walled garden of 45m2, which is adorable, and also very practical, being shady in the hot summer months.
The village is quite unique, walled and with a ring of houses surrounding the ancient church in the middle. The green serves as a meeting place for the villagers during the summer fetes. There are no shops here, but Beauville is just 10 mins away, offering bakery, very popular restaurant, cafe, general store; everything you need for day to day living. Laroque Timbaut is also close, with a supermarket.
Toulouse and Bergerac international airports are 70mins.
The department of Lot et Garonne in Aquitaine has many small yet lively villages and this department in the south of France is a real find for both nature and culture lovers.
One of Lot et Garonne’s assets are the views afforded by the properties over the Garonne or the Lot lush countryside with woodland and lots of leisure activities. The residents have invested well with most of them living in detached houses that are their principal residences. There are however lots of holiday or second homes to choose from.
Compared to the more expensive Perigord or Gers, the Lot et Garonne still holds some bargain French property buys. Perhaps a village home or a traditional stone house in a green environment is what you are looking for, if so, this area is the perfect place to invest in a second home.
Stripping out the usual fluctuations, the housing market in the region has been steadier than most. Long term investments may offer a good return in the future as the Lot-et-Garonne is increasingly appealing amongst foreign purchasers, just like the whole of the region of Aquitaine.
