What we have on offer here is a 160m2 (1722ft2) rendered stone property to be renovated, located in a small village the Millevaches Regional Park. You enter the property through double wrought iron gates in front of the house.

On the house's ground floor, there is a tiled central corridor over a concrete floor. At the end of this corridor, there is a second entrance door to the garden at the back. Right of the entrance area, one of two kitchens (15.2m2/164ft2) with high ceilings (2.9m/9 1/2 ft), also tiled over a concrete floor, only fitted with a sink, a gas water heater and a large fireplace, where the cooking range used to stand. The room has a wooden double glazed window and full height kitchen cabinets to one side.

At the back a second door opens to another room, probably a dining room (15.8m2/170ft2) over solid wood floors. It has double glazed windows, a fireplace and a second door connects it to the corridor. To the left of the entrance, there is a second tiled kitchen (15.6 m2/ 168ft2) over the concrete floor, which is also very basic: a sink, a hood, a fireplace and full-height cabinets. Single glazed window and another door to a living room over antique wooden floors, where the fireplace has been removed (though the flue still exists behind the wall), as well as the door to the corridor.

In the corridor, there is a door under the staircase to get down to the cellar, where the central heating oil tank and boiler are installed, whereas hot water is generated by two separate gas boilers (connected to the overground tank in the garden).

By the way, the house is on mains drainage, so no need to install or empty a septic tank here.

On the first floor, you have the central corridor and the staircase to the 60m2 (645ft2) convertible attic. The landing has two separate toilets. Then you have 4 bedrooms (two on either side of the corridor) of 14.5 to 16.2m2 (156 to 174ft2). Each one has a solid wooden floor (except for the one that is hidden under the carpet. Two have a fireplace and an en-suite bathroom fitted with a bathtub, a basin and a bidet.

The ground floor has seen some home improvements, such as newer radiators and windows, which is not the case on the first floor, where there are older cast iron radiators and wooden single glazed windows.In the attic, rock wool insulation has been lain between the downstairs ceiling beams. The roof frame is exposed and looks in good condition. The natural slate roof also looks in fair condition.

Outside, a stone wall with a fence over it surrounds the property's land with some hedges here and there. Its size is of 1350m2 (1/3 acre).

To one side, there is an exposed concrete outbuilding with a natural slate roof to store garden tools and accessories.

The plots is entirely made up of lawn, except for the few trees in the front garden.

The village in which the property is, has a primary school and local shops, of which a small supermarket, chemist's, bakery, bar, restaurant and even an electrician with a small shop selling home appliances!

The village of Chateauneuf-la-Foret and its supermarket, schools is 12 kilometres away (7 1/2 miles). You will need 35 minutes to reach the South Limoges shopping centres and 45 minutes to get to the airport.

This property has only seen minor improvements and so it will need to be renovated, with new electricity, plumbing, bathrooms, insulation and decorating works, but it is structurally sound and is waiting to have its potential revealed. The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges’ airport.
