22 Hectares of Land

Have you watched the video yet? - A remarkable 22-hectare equestrian property with a timber-framed villa. An exceptional setting, the adjoining meadows stretch as far as the eye can see, a true paradise for horses. The business is highly profitable. Boarding, foal breeding, horse sales, ethological consultations, and equine podiatry are among the services offered. Near Sennecey-le-Grand.

New facilities:
6 horse stalls with showers, changing rooms, complete tack room, etc., in a wooden building with a footprint of approximately 160m² with an extension – hay shelter (possibility of adding more stalls), a lungeing ring of approximately 300m², a 2800m² (40m x 70m) sand arena with sub-irrigation and lighting, a stable of approximately 125m², a well with a pump supplying water for the facilities, photovoltaic panels for electricity, meeting public access standards, a paddock paradise around the paddocks, a mineral access area, a riding area, a shaded wooded area, a hay paddock, a solarium, a treatment area, parking, etc.

The private property comprises approximately 5.5 hectares, with the possibility of continuing to lease an additional 5 hectares of adjoining land. Three additional meadows can also continue to be leased for equestrian activities nearby.

These add approximately 11 hectares more for the horses.

The timber-framed villa, built about fifteen years ago on a plot of over 50 ares, has 7 rooms and 240m² of living space.

On the ground floor: a bright and spacious 85m² living room with a fitted kitchen and main entrance, facing southwest, with plenty of natural light, direct access to the gallery and the terrace overlooking the swimming pool through French doors; a 24m² master bedroom with terrace access; a bathroom with shower (also with terrace access); two further bedrooms; a dressing room; a hallway; a WC; a boiler/laundry room; and a 76m² garage.

Upstairs, a landing/office, a bedroom with an inspiring view, a 30m² playroom, a shower room, and a toilet. Extending the living space is entirely feasible.

High-quality features include: low-temperature underfloor heating, photovoltaic panels, mechanical ventilation, and excellent building insulation.

There is the possibility of installing a fireplace and/or a wood-burning stove in the living room.

Outside: a wraparound gallery-terrace of over 150m², facing the sun and the swimming pool; a 4m x 8m heated and secure swimming pool; a garden; a large gravelled courtyard with parking for several vehicles; and breathtaking views! Sennecey-le-Grand, with its new equine clinic, shops, and amenities, is about twelve minutes away. Access to the A6 motorway is 20 minutes away. Le Creusot TGV train station is 35 minutes away. Local shops are a 3-minute ride away on horseback.

It looks very nice, book a viewing today.

The department of Saone-et-Loire is in the Bourgogne region, or Burgundy if you prefer. The locals and the French in general refer to this region as Bourgogne, it is only the rest of the world that translates it as Burgundy, so take your pick.

Burgundy comprises the following four departments: Côte-d'Or, Saône-et-Loire, Yonne and Nièvre. Most of the population of Saone-et-Loire department live in the east as this area is much better developed in terms of transport networks and has much more employment. it is not far for people to commute to Lyon which is one of France's biggest cities.

Saone et Loire offers some very diverse landscapes which are a delight to discover: hedged / bocage farmlands, vineyards, woodlands, lakes and ponds will probably seduce most of you. The department also boasts a great heritage in its buildings, Roman villages, vineyards and more.

Bourgogne is one of France's main wine producing areas, that is how you will know it as Burgundy I guess. It is well known for both its red and white wines, mostly made from Pinot noir and Chardonnay grape varieties, although others are used including Aligote, Pinot blanc, Gamay and Sauvignon blanc. The 'wine region' is divided into the Cote-d'Or, where the most expensive and prized Burgundies are found, Beaujolais where the first wines of the season come from on the third Thursday of November each year, Chablis, as well as the Cote Chalonnaise and Macon (try a Macon Village wine, my personal favourite).

The reputation, quality and heritage of the best wines, along with the fact that they are sometimes produced in small quantities, leads to a high demand and in turn high prices, with some Burgundies being ranking amongst the most expensive wines in the world.
